Deer Park creates a new community in the heart of the Amber Valley

It overlooks the Amber Valley and is in the former grounds of a Derbyshire country home, but perhaps the most intriguing thing about Ripley’s Deer Park housing development is its location in arguably the most secure neighbourhood in the county.

Comprising of just 30 three- and four-bedroom homes in eight different designs, the private housing development is currently taking shape in Coach Road amid mature trees and green fields on the edge of the town.

Its location means that while a country walk can start from your doorstep, Deer Park is also within easy reach of a host of local amenities including shops and a supermarket, while just across the road is the reassuring presence of Derbyshire Constabulary’s county headquarters, based in the leafy grounds of the former Butterley Hall.

Deer Park is being built by an independent, family-run developer Ginnis New Homes, which has brought its own style and tradition to bear on a collection of homes that are proving popular with first-time buyers, professional couples and down-sizers.

Among the features are the properties’ high ceilings, the imaginative use of space and all the features necessary for contemporary living, such as en-suite bathrooms, open plan kitchens and French windows leading directly into the garden.

Deer Park’s showhome, a tastefully and imaginatively decorated Woburn home, draws on a taupe and French grey colour palette for inspiration for the choice of fabrics, wallpapers and window treatments, helping to create a stylish and edgy feel.

Darren Farnan, marketing manager of Ginnis New Homes, said that there has been plenty of interest in the development ever since work started earlier this year, thanks to the homes themselves and its unique address.

He said: “People are very taken by Deer Park’s location, because it benefits from the best of both town and countryside and already has a wonderful community feel.

“Because we are an independent family-run developer, our homes are different to many being built elsewhere in the area. That, plus the fact that we are in arguably one of the most secure neighbourhoods in the county, has helped us to create a real buzz in the area.”

Ginnis New Homes is offering buyers the opportunity to purchase their new home using the Government’s Help to Buy equity loan scheme, which has helped hundreds of thousands of home-owners to take the first step on the housing ladder since it was launched in 2013.
